5 Questions to Ask About the Roof When Buying a Home

​The seller is usually obligated to answer all questions and hand over all documentation regarding the roof and its installation, inspection and repair history, along with warranty information.

Who installed the roof and when?

​Find out which roofing company installed the current roof and when. Get documentations from the seller. Do your own research as well. Does the roofer have good customer reviews? Is their portfolio impressive? Is their license active? It would also help to give them a call to see if they recorded any issues or unique circumstances while installing the roof.

Have there been any repairs? If so, when and by which company?

If there were any damages and subsequent repairs performed on the roof, recent or not, it's important to know what was repaired and which company was responsible. If anything was repaired improperly and leads to future problems and further repairs, it'll be on your dime. If there was past damage and repairs, you can also use that to potentially negotiate a lower home price.

Is there a warranty, and is it transferrable?

Brand new or aging, you want your roof to be covered from any possible issues. If there is an active warranty, find out what it covers. Some warranties only cover costs of products or shingles while you pay for labor out of pocket. Also find out if the warranty is transferrable to the new home owner. You also may be required to notify the product manufacturer when you transfer the warranty.

When was the last inspection, and who performed it?

A roof inspector not only checks the roofing materials but also flashing, gutters, ventilation, caulking, and anything else that impacts the health and function of the roof. Ask the seller when the last inspection was performed and which company provided the it. Get documentation on what was inspected, the results of the inspection, and, as mentioned previously, if there were any related repairs.

Is the ventilation working correctly?

Poor ventilation can not only make for an uncomfortable living environment inside the home but it can directly affect the entire roof itself. Any trapped air can cause damage to the roof, including rust and mold. Make sure the inspection documentation specifically mentions the ventilation being in good standing.
